A Condition That Can Cripple Any San Diego Home You Have For Sale


Everything eventually sells. Even cramped closet sized condos in big cities. But a place smelling like cigarette smoke? It will take longer. A lot longer to sell.

And some Real Estate brokers and agents don't recommend their clients buy homes with cigarette smoke. Clean up is to costly. Which means a home could sit forever.

But if you do accept a home of a smoker, here are some tips to mask the smell.

Upon accepting the house...

  • Repaint. Everything that doesn't move. (Painful, but probably necessary for a faster sale.)

  • Replace or downsize furniture. (A lot of times sellers plan on getting rid of old furniture and buying new furniture for a new home anyway. Help them to see that by doing something now that they would eventually do later can improve their chances of selling sooner.)

Before a showing...

  •  Clean the carpet and upholstery with a vacuum (HEPA filter). Mighty Mite Eureka is an ideal product.

  •  Empty ash trays. And put them out of sight.

  • Hustle the trash outdoors.

  • Light sticks of incense and aromatic candles.

  • Grind coffee beans and leave them on the kitchen counter.

  •  Place a cup or two of vinegar behind the sofa.

  •  Bake cookies in the oven.
     

During an inspection...

  • Alert house inspector to look carefully for evidence of smoking residue.

Just so you know: there isn't any requirement in any state that says you have to disclose whether a seller smoked in the house. However, people with sharp noses will ask. And it's best to tell the truth.
